Rental Condo Remodel

Most of my projects are larger remodels requiring moving/ taking down walls and other major changes. Sometimes smaller, non-structural remodels are fun too. This is a rental condo project I am currently working on.
Client requested to have new furniture to replace the old as well as new carpet and tile.

Architecturally this condo is very modern, so existing furniture is not really complementing the space. I like the nice gray and purple accent, client used for walls in the public area downstairs and suggested that we would change the color scheme to include the bedrooms as well as upstairs hallway. The current yellow tone does not match the new more contemporary plan nor the public area color scheme.

You can see here the "existing condition" as well as the new plan. I have 2 options for living and dining, two different price points for client to choose from.

My New York

New York is definitely one of my favorite cities, and I had a chance to visit the city recently for 4 days.
4 days is definitely a short time , but if you plan your visit well you can enjoy many of the offerings of this amazing city. (click on images to enlarge )

Nothing beats a walk in beautiful Central Park especially close to sunset. There are also many great restaurants by the park. Perfect spots for  enjoying a great dinner while people watching.

Instead of waiting on the line for the Emipre State building, why not enjoy a cocktail  at Ink48 rooftop bar admiring the city lights and  view of Hudson River

My favorites are Soho and Meatpacking district. A stroll via Highline is a must every time

Of course a visit at MoMa is in my schedule. My favorite piece in Moma was this model of GC Prostho Museum Research Center By Kengo Kuma & Associates

I absolutely love Citizen M Hotel in Time Square

Last day we just decided to stroll around the city before catching our flight

......... and we found this cute little food fair in the middle of the high-rise buildings. Food from every corner of the world was well represented

Revisiting projects

As much as I am concentrating on all the new exiting projects I am working on, it is always fun to see some of the older ones featured. I absolutely loved this Black Forest Remodel I did 2 years ago and I am so happy that so many people liked it and shared it and commented on it.

City Chic Man Cave - Before and After Remodel

(click on the images to enlarge)

I recently worked on a remodel of a condominium located in Speer neighborhood in Denver, CO. The property was built in 1969 and was in it's original condition.

The space is very limited in this one bedroom condo, so we turned a spare closet  into dining nook area.  Local furniture designer/ builder The [ Object ] Shop built this seating area with closed storage inside the bench, display storage above the bench, and a seat-back that flips up for use as a bar or buffet. We also placed can lights on the soffit for additional lighting
I love open spaces, but sometimes creating  a visual barrier in an existing room can also help create an illusion of more room in the house. I used a modular shelvingsystem, the BrickBox, between dining and living area. BrickBox shelving is made up of patented modular library modules (boxes). Perfect for different storage needs:deep enough for vinyl records, cable boxes, books and just about anything that you need.
BrickBox is designed by Kazam Design; a furniture and objects design companycreated in Barcelona in 2010 by Antxon Salvador and  Roger Zanni, and it is sold here locally by ModMobili.
ModMobili offers mod furniture otherwise unavailable to the Denver and Rocky Mountain Community; designers, architects and design enthusiasts. ModMobili offers highly effective modern and contemporary solutions for the home, commercial space and contract environment.

I also designed a brand new, modern and more functional kitchen for the client.
We tore down a wall between kitchen and living space as well as a low soffit to really open up the space and let in natural light from the only window in the condo.
The really odd corner island with unpractical desk height counter with no storage  was replaced with floating island with a trash compartment for trash and recyclables as well as additional drawers. Client also got new cabinets and appliances. I replaced the small existing light fixture with pendants above the island and track lighting centered in the space. This fixtures is low voltage halogen fixture and the heads can be pointed in any direction.

We also framed out the outdated brick fireplace and gave the wall new splash of paint and white mantel.

...then finishing the look with some fun quotes in frames as well as floating shelves with fun accessories.
